We operate a six stage architectural design process and they are not carried out individually in a linear process, a successful design may move back and forth between phases in order to arrive at the optimum solution.
The key to success in any project rather new build or refurbishment is in establishing a robust and appropriate relation to client. This provides a solid base from which both parties can feel confidence in moving forward with a common set of shared goals and objectives. Many clients building their first project so we are with them at each step to ensure their specific requirements are met.
After Client brief, gathering project information is mostly the next step, we do research about zoning and site condition in case of existing buildings or neighboring situations and list of requirements documents to obtain permits. Soil investigation and site survey also will be done in this stage.
At this stage, we are providing high level design layouts and basic 3D perspectives in order to focus on creative solutions that meets client needs. Minor details are not necessary at this stage. We precedent research and any analysis of the property including zoning and building code issues that may affect the project.
During design development stage the scheme is refined into the final architectural design. In last stage, the focus has been on the project as a whole. Now, it becomes important to give individual attention to each aspect, each space and each detail of the project. Usually we do involve clients to attend meetings with our architects to make sure each space detailed design will meet client needs.
At this stage, the focus is on providing all information necessary for construction. This includes preparing specifications, construction details and information required to provide a full tender pack to main contractors. We offer full Contract administration and Project Management duties, to ensure successful project. This allows us to provide schemes from inception to completion.
This stage starts with bidding. At this time the owner prepares to select the contractor for project and sign contract to proceed with construction. Our attention during this phase will ensure the smooth and satisfactory completion of your project. Our ultimate goal as an architect is to help turn your dream into reality.

ACTIVITIES %
In Maple we do evaluate contractors and interview their site engineers to establish a good fit. Sometimes a client just knows who they want to proceed with, usually based on a raving recommendation or a specific completed building.
Which we do recommend to start bidding after authorities design approval issued. Tendering a project will give us an overall view of the project in term of quantities and rates.
In Maple tender documents will be opened by Owner of project and tender evaluation file will be prepared by us.
At construction stage documents and drawings for the project are now complete and construction begins. Typically with a project of any complexity the architect is retained to answer questions, deal with clarifications and administer revisions if necessary.
The architect also protects the interests of the homeowner and the integrity of the design and reviews the invoices, overall costs and scheduling.
